What a real estate agency website needs in Melbourne

Buyers browse the big portals, but vendors choose agents. Here’s how an agency website wins listings, captures appraisal leads and builds trust.

Who your website is really for

Most buyers search for property on the big portals. So who is your agency website for? Mostly, it’s for vendors.

When someone is thinking about selling, they compare agents. They look at your recent sales, your team, your local knowledge and how you present properties. Your website is your pitch before you ever walk through their door.

Win the appraisal

The most valuable action on an agency website is an appraisal request. Make it easy and tempting:

  • A clear “What’s my home worth?” call to action on every page
  • A short form that asks only what you need
  • Fast follow-up, ideally within the same day

Every appraisal request is a potential listing.

Show your results

Vendors want proof you can sell in their area.

  • Recent sales by suburb, with photos
  • Case studies of standout campaigns
  • Testimonials from vendors, not just buyers
  • Clear, honest information about your track record

Show off your people

Real estate is a people business. Give every agent a proper profile with a professional photo, a short bio, the suburbs they specialise in, their current listings, recent sales and genuine reviews.

Own your suburbs

Suburb guides are great for SEO and vendor trust. Cover what makes each area you work in special: schools, transport, parks, cafés, and what kinds of homes are popular. They show local expertise and give Google useful, unique content to rank.

Make listings look their best

Your listings should look better on your own site than anywhere else, with large photos, floor plans, video and inspection times. Keep them in sync with your CRM so nothing is out of date.

Speed matters with all those photos

Property sites are image-heavy, which can make them slow. Use modern image formats, load images efficiently and test on mobile. A slow site loses both buyers and vendors.

Connect it to the rest of your tools

Your website should feed leads straight into your CRM, not into an inbox someone forgets to check. The same goes for open home sign-ins and buyer feedback.

That gap is exactly why we built Openy, our own open home sign-in and vendor reporting tool. It sends buyer details and feedback straight to the systems agencies already use, and gives vendors a live view of how their campaign is going.

The quick checklist

  • Appraisal call to action on every page
  • Recent sales and vendor testimonials
  • Proper agent profiles
  • Suburb guides
  • Listings that look their best
  • Fast on mobile
  • Leads flowing straight into your CRM
